Finding Tenants
| |There is no registration you need to to do with Section 8. That’s right. Yet… First you need to put an ad in the paper. The paper should be one where mostly low income audience would read. Simply state “Section 8 Welcome” as the opening sentence of your classified ad and wait for the calls to roll in. There should be a good amount of volume. My next step in the process will be teaching you what to look for when you show the house and I’ll also give out tips on how to properly screen Section 8 renters. Yes! Fijally someone writes about buying house.
I have a tenant who is already in the section 8 and wants
to rent an apartment in my 2 family house. As a Landlord, Do I have
to be registered in section 8, tell me what the process is? When
they come to inspect the unit, do they inspect the entire house,
include the basement and the other unit that is already
occupied?
Since section 8 will make an offer after approving the property, should I even list a rent amount on my newspaper ad?
Yes you have to put a price. You can’t market only to Section 8 renters because that would be discrimination. However you don’t have to put a price. Or you could put a higher price than normal so only Section 8 renters would be attracted to it.
I am looking at buying a property that has a section 8 renter and I would like to keep them. How do I make this transfer go smooth so that they do not loose any section eight money during the transition. The rent is curently $750 and the renter only pays $85 AND THE GOVERNMENT PAYS THE DIFFERENCE.
You need to make sure that the current landlord fills out the paperwork that designates you as the new payee. It can take some time for the transfer to take place, so I would take the necessary precautions.
