Is it easy to be to a Section 8 landlord?
| |It could be easy it could be hard. The single biggest problem you can have a with a section 8 tenant is cleanliness. Of course this can be said about a market renter too. You can make pretty good money with the steady income from a section 8 renter, however if they live like a slob and trash your place, you will basically have to do a complete rehab prior to your annual inspection and kiss a lot or all of your yearly profit goodbye. As a tenant approaching a landlord to take Section 8, what is important to get them to take it? How do you dispel the bad reputation of now only renters but dealing with the government?
Personally, a tenant with Section 8 voucher is a bliss! But also, for personal experience, I understand why Landlords might not take a voucher. In the event you encounter someone who’d reject your app, just call me and I’ll rent to you! just kidding! Now seriously, set the appointment with Landlord, I wouldn’t mention your on Section 8. Go see the apartment, and bring with you reference letter from previous/current Landlord, job (if you work) and any relevant info that might change Owner’s decision if he backs down when you tell him/her your on Section 8. So, if you like the unit just pull out all your “guns” and shoot for the best!
Should I look for a section 8 rentor or get approved first?

I am a landlord have property in the Philadelphia area. I have a duplex one bedroom apartments looking for a tenant for section floor. The first floor will be vacated by July 1, 2010. I want to enroll in the Section8 program. Thank you in advance Elaine
Hi- I find the above assumption about section 8 participants and ‘cleanliness’ offensive. Sorry but many participants are regular families just like any other other family looking for a rental in the free market. There is no evident difference between the two.
As a landlord in my opinion the method of payment should not be a consideration. A decision to rent i would think might be based more on an applicastion , an interview, a sense of a persons integrity and commitment. Section 8 insures that a landlord will always receive timely rent.
As a section 8 participant it serves no favorible purpose to fail an inspection. I have rented a 3 bedroom house from my landlady for over 5 years. I love my home have never failed an inspection, make most minor repairs myself and have turned a once bleak backyard into a garden with patio, apricot and cherry trees ,roses and beds with flowers of all descriptions.I always wonder when she will sell and I will have ro move and leave it all behind.
Thank you
I am a section 8 renter on disability and keep my apartment spotless and am a great tenant. I realize the concern with renting to section 8 tenants, but not all of us are on section 8 because we are uneducated and criminals. Alot of section 8 renters are on disability also.
